Laundry: Washer Dryer Hookups only (washer and dryer not included)

Heating: Forced Air Gas - Propane (LP Gas) - Propane tank is 500g and propane provided by Big Horn Co-op in Riverton.

Cooling: Tenant provides own A/C Unit(s) (if desired), A/C units may be provided by owner in some circumsatances.

Yardwork & Snow Removal:
Tenant is responsible for yardwork and snow removal. Must have their own mower/trimmer and lawn watering hoses/sprinklers.

Tenant Pays:
Propane ~$150-200/month (Big Horn Co-op - Riverton - 500g Tank)
Electric: ~$90/month (High Plains Power)
Trash Service: ~$50/month (Wyoming Waste Systems or Hopper Disposal )


Owner Pays: Sewer/Water/Septic

1 Year Lease: after which goes month to month with at least 60 days notice prior to move out.
Charges paid by tenant at lease signing: Security Deposit, Lease up fee $300.
Charges paid by tenant at move in: Rent charge (pro-rated from move in date to end of month).

Note about deposit, depending on propane tank level upon move in, deposit may be higher to cover cost of refilling upon move out if tank is full upon move in.

No Smoking.
Generally no pets, however in some cases a pet may be allowed with a $50/mo pet rent + $250 refundable pet deposit.
Possibility for horse / livestock pasture for additional fees.

Screening Criteria Minimums:
Credit Score: 600+,
Verifiable Income: at least 3x monthly rent (take home, after any debt payments.)
Background Check: no felonies,
Landlord Reference(s), 3+ Years Residential History
