Tenant Pays:
Gas(25% of property gas bill - added to rent as bills are received ~$30 average)
Electric(25% of property electric bill - added to rent as bills are received ~$40 average)
City Services (25% of property sewer/water/trash bill - added to rent as bills are received ~$35 average)

1 Year Lease: after which goes month to month with at least 60 days notice prior to move out.
6 month lease available for an additional fee upon move in. (50% of 1 month's rent additional lease up fee + $25/month additional rent).
Charges paid by tenant at lease signing: Security Deposit, Lease up fee $125.
Charges paid by tenant at move in: Rent charge (pro-rated from move in date to end of month).

Verifiable Income: at least 3x monthly rent (take home, after any debt payments.)
