Cooling: Tenant provides own window A/C Unit(s) (if desired), if Swamp Cooler is provided, then tenant is responsible for it's maintenance.

Yardwork & Snow Removal:
Tenant responsible for yard maintenance, clearing gutters and any sticks/leaves off of roof.

Tenant Pays:
Natural Gas (~$75/mo avg, Black Hills Energy)
Electric (~$75/mo avg, High Plains Power)

Owner Pays: Trash service (Wyoming Waste Systems), Septic system maintenance, Water Well Electricity.

1 Year Lease: after which goes month to month with at least 60 days notice prior to move out.
Charges paid by tenant at lease signing: Security Deposit, Lease up fee $125.
Charges paid by tenant at move in: Rent charge (pro-rated from move in date to end of month).

Pets may be allowed with a $50/mo pet rent per animal + $250 refundable pet deposit per animal.
